FINDINGS OF FACT:
- The Board found that the applicant proposed to improve the existing structure by adding an addition and applying a new facade to the entire structure. The proposed building materials consisted of stucco, bronze colored glass, metal and wood. The Board and applicant discussed the proposed structure; however, the applicant did not provide sample materials at the meeting. The applicant requested a continuation in order to support their application.
- The Board reviewed the proposed landscaping for the site and suggested
using lower growing plants along the Western Highway entrance. The application was CONTINUED.

Viclif Thomas John LoGrasso appeared and testified.
- Presented at the meeting, a large rendering of the proposed structure, noting the colors and design of the building.
FINDINGS OF FACT:
- The Board found that the rendering offered a better presentation of the proposed improvement to the building. The structure would have four sides of stucco in Natural Silk (beige), with a roof of Oyster Grey, manufactured by Timberline, or equal. The windows and curtain wall would be bronze glass, and the front door would be wood. The gable rakes would be vertical channel aluminum siding in a lighter color of beige coordinated with the stucco. The trim and columns would match the color of the gable rakes.
- The Board found that the applicant proposed to plant boxwood plants
along Western Highway. The Board reviewed the plan and requested that
15 wintergem boxwood shrubs be planted; each plant should be 20 to 30 inches tall.
- The Board found that the color of the proposed lettering on the building signage would match the bronze color of the windows.

DECISION: In view of the foregoing and the testimony before the Board, the application was APPROVED SUBJECT TO THE FOLLOWING CONDITIONS:
- The structure will have four sides of stucco in Natural Silk (beige), with a roof of Oyster Grey, manufactured by Timberline, or equal. The windows and curtain wall will be bronze glass, and the front door will be wood. The gable rakes will be vertical channel aluminum siding in a lighter color of beige coordinated with the stucco. - Trees to be saved shall be protected with snow fencing to the drip line during construction.
- 5. No grading is to take place within five feet of any property line, except as specified on the approved site plan.

- A copy of the Building Permit Referral dated November 2, 2015. FINDINGS OF FACT:
- The Board found that the proposed signage would consist of the following:
- Two Modulex Messenger, or equal, exterior monolith business signs – 41″ by 82″. White field with blue and white Pfizer logo, %” thick acrylic dimensional letters. One sign is single sided and the
other sign is double sided.
- Four 12″ by 24″ by 2″ aluminum post and panel signs. One stock color, (2) 60″ long square posts, flat caps, full reveal, (2) .080″ thick aluminum faced 2″ bleed body retainers, graphic design, vinyl lettering, white on grey.
- Thirty Six 12″ by 18″ .80 gauge whit aluminum with premium vinyl lettering mounted on parking lot round posts. Two signs per post,
white on blue.
- The Board found that the applicant appeared at the March 16, 2016 Town of Orangetown Zoning Board of Appeals and obtained the needed variances.
There being no one to be heard from the public, the Public Hearing portion of the meeting was closed.

- The Board found that the sign would be turned off one hour after the store closes.
